      The growing ecological awareness makes energy saving, with particular emphasis on minimizing energy losses and exploiting renewable sources, increasingly important. Buildings account for 40% of total energy consumption, and thus have a huge impact on the environment. Although this passive house technology has been long known in various European countries, it is applied to varying degrees. To speed up changes in the construction industry, the standards should be changed. Therefore, the EU decided to introduce stricter rules for all newly built houses after 2020. In this study, I will analyze the challenges associated with the introduction of near-zero energy buildings, according to the EU directive in Sweden after 2020. Issues that will be addressed and highlighted from a number of points of view are: - What does low energy buildings look like in different European countries compared to Sweden? - What are the pros and cons of passive houses? - What are the challenges facing the construction industry in the implementation of EU directives? - How is the construction industry effected by 2020 in connection with the introduction of EU directives? - What threats and difficulties are there from society's perspective that can slow down and complicate a rapid transition to low-energy housing in Sweden? The methods used in this study are: literature study, statistical study, interviews, PEST and SWOT analysis. This study shows that the chance of introducing the construction of near-zero energy buildings in Sweden is quite high. This is especially true because there are appropriate standards and requirements specifications that the major players in the Swedish construction industry seem confident to meet. Nevertheless, forecasts show that there is a risk that the new law may hinder the construction industry in Sweden.
